In the journey of Design Development, our foremost principle is transparent communication. We understand the significance of hearing out your concerns, expectations, ideas, and opinions before embarking on any construction endeavor. This proactive approach is integral to us as we strive to craft a living space where you and your family can truly feel at home, using materials such as wood, plaster, and tile. Our commitment to your satisfaction remains unwavering, and we make it a point to maintain regular contact throughout the project's duration. This is simply how we conduct our business.
Our initial consultation takes place at either your home or our offices, depending on if you are remodeling or building a new home. These meetings generally take 45-90 minutes and allow us to have an initial conversation that is both efficient and effective for both us and our clients. During this initial consultation, we can get a good sense of your project and are able to share projects of similar size and scope for comparison.
Through an inquisitive approach, we delve into the essence of your project, seeking to understand its purpose and the obstacles you aim to overcome. With adept problem-solving skills, our team endeavors to uncover innovative solutions tailored to your needs. Additionally, we'll explore your expectations regarding project timelines and budgetary considerations.
Following this exploration, we'll layout our Design Development Process, addressing any queries you may have. At the culmination of our initial meeting, your sole decision is whether the design-build process aligns with your objectives. Should you decide to proceed, we'll arrange a second consultation.
At this juncture, we proceed with a Design Agreement, which delineates the overarching scope of work, design budget, and specifies the Design Retainer Fee. Within the Design Agreement, the activities during the design phase are elucidated, encompassing up to three consultations with our Sales team, spec-drawings, several visits to showrooms to aid in product selection and a project manual.
Throughout the 6-14 weeks of the Design Development phase, we aim to convene roughly every 10 days, contingent upon your availability and the tasks at hand. The inaugural Design & Style session will involve a site visit to your residence to familiarize ourselves with the space, verify measurements, and deliberate on design preferences. Subsequently, we'll present our conceptual layouts for your consideration, narrowing in on the final layout as we progress. Spatial planning, inclusive of furniture arrangement, is integral to this process. If you wish to hire an interior designer or architect to assist then please talk with our Sales team about the list of designers we work closely with creating a captured environment.
Regarding the Design Fee: the retainer fee typically ranges between 2% and 5% of the Overall Projected Cost, adjusted based on project complexity. This fee encompasses our time invested in exploration, plan development, creation of elevations and perspective drawings, 2D renderings, formulation of a comprehensive scope of work, which includes a trade walkthrough and a GANTT construction schedule, along with project costs. At this phase a questionnaire will need to be completed and product selections made. This will allow us to get you firm pricing with updated numbers and get an accurate planning finalized to minimize unknowns. During this phase we will perform walk throughs with our captured trade companies to allow them to observe what the initial equipment we might be changing and working with. This allows us to work towards ZERO surprises, We don't like surprises and neither do our clients. By doing this we can confidently work on getting you a firm price for the scope of the work with complete clarity as to how we got there.
At the end of this section, you will be given a final bid and quote with a construction contract that you can choose to proceed with. If you decide to not move forward, then the drawings and other design manuals are yours to keep with no further obligations. Upon your authorization to proceed then a 10% deposit of the final quote is due.
Updating the look of your private space
Replacing plumbing valves, updating fixtures, new LVT flooring (luxury vinyl tile), new paint job on the walls, replacing the vanity.
All of the previous, Replacing/updating exhaust fans, adding tile floors or shower walls, ONYX showers and surrounds, hard-surface or granite countertops.
All of the previous, Moving around water-works to different locations, replacing closet systems, Full Tile showers, Free standing tub, Window replacements, new millwork.
Presentation and Efficiency in the home
Keeping the layout the same, replacing the cabinets with updated looks and style, replacing the flooring, updating countertops to Hard-surface/Granite, updating fixtures. Adding tile backsplash can be a nice touch. Generally doesn't including any budgets for replacing appliances.
Sometimes a complete overall and re-design of your kitchen space is needed to give new use and efficiency updates. This will often require some blueprints and updating code-based services like electrical lines, plumbing and venting. Removing/Replacing sheetrock and adjusting framing might be necessary. Cabinet packages with nicer finishes with glass and hard-surface/granite countertops. New flooring and millwork to compliment/match is often requested.
Adding more Square Footage to your space
Need an extra stall or that space for your "toys" or workbench? Garage additions are commonly finished off with matching exteriors and the interior insulated and finished off with fire-tape sheetrock. Obviously matching overhead door or new ones for both. As with all additions, often you will need dirt work done and solid poured foundations to bring it up to the building code.
This can be as simple as a living room or as complicated as a bathroom or kitchen. Generally solid poured foundation walls are required and opting for 8' walls in the basement space will give you more room to expand in the future as well. Each addition is different with scope of work requiring extensive planning and prep. The most rewarding part of this is having so much more room to live and love after its done.
This normally entails framing the walls inside the existing foundation, insulating (We always recommend Spray foam for this application), sheetrock, paint, flooring, and adding a bathroom. This is often the cheapest way to add livable square footage to your space.
